One short weekly email from Ricky Skinner. What happened nationally, what's happening here, and what it means for your move. Straight talk. No hype.

The one thing that moved the market this week, explained in plain English.
Rates, pending sales, builder confidence. The few numbers that matter.
Ellis County and Midlothian: median price, days on market, inventory, local news that touches your property.
A short read for sellers and a short read for buyers. What I'd do and why.
NAR's Pending Home Sales Index fell 7.3% in September to 66.0, the lowest reading since the index started in 2001. Builders are feeling it too: 43% cut prices in October.
Brutal truth: sellers who price like it's spring will sit. Buyers who can qualify have more leverage than they've had in years, especially on new construction.
Most market updates are written to sell you something. Mine is written to tell you the truth. I'm not going to tell you what you want to hear, and I'm not going to promise a price or a timeline.
I work both sides of the street, new construction and resale. If you're selling, your home competes against the builder down the road, not just the house next door. Builder incentives change what buyers will pay, and most sellers never hear that from their agent.
